Real Estate Finance, Analysis and Investment is the study of commercial real estate, finance, and investment, taught from an entrepreneurial perspective. The goal is to develop an understanding of the concepts and techniques required to analyze and evaluate, acquire, and finance real estate properties. Topics will include: Commercial real estate entities; Commercial Leases; use of debt and leverage; financing and structuring the deal using debt, equity, and including investors; the commercial real estate loan; mortgage calculations and amortization, using financial calculators and excel; financial modeling using excel; the Introduction to Argus Valuation software; calculating NOI; the use and selection of cap rates and ratios; pro-forma analysis; calculating cash flow B/T, cash flow A/T, the tax on sale, and cash flow from the sale; valuation, net present value and Internal rate of return analysis; using the financial analysis to aid in investment decisions; due diligence; default and foreclosure; and disposition strategies.
This course is open to Senior, Junior, & Sophomore Isenberg School of Management majors only. ACCTG221,FINANCE301,SCHMGMT397 The course material will involve a combination of lecture and case study method, using actual properties and projects. Industry experts will visit the class as guest speakers.
